It extends to 0.84 acres, has 90m of road frontage and could – subject to planning permission – accommodate a three- to five-storey scheme of 75 apartments over a basement car park, according to a feasibility study prepared by architects O’Mahony Pike.
It is located in a mature residential setting beside the five-storey Trimbleston apartment scheme and a terrace of neighbourhood shops.
UCD and Dundrum Town Centre are close by, while the Luas is a 15-minute walk away.
Most of the site is given over to parking with the rest occupied by the showrooms and a garage workshop.
Given the strength of private rental sector and student accommodation market, it would be no surprise if the site was snapped up for development with these in mind.
