House prices in Ireland remained almost static over the past three months, according to a report published today.

The latest edition of Permanent Tsb/ESRI House price index said house prices grew by just 0.1 per cent in January, unchanged from that recorded in November and December 2006.

The national year-on-year growth rate to January this year was 10.6 per cent, down from 11.8 per cent in December last year.

The average price paid for a house nationally in January 2007 was €311,078, compared with €310,632 in December 2006.

According to the index, house prices in Dublin grew 0.1 per cent in January while there was an increase in prices of 0.4 per cent for houses bought outside Dublin.

The average price paid for a house in Dublin and outside Dublin in January 2007 was €427,946 and €267,484 respectively.

Niall O'Grady, head of marketing at Permanent Tsb bank said the rate of price rises is now "very moderate".

He said: "This is highlighted by the fact that in the six months to January this year, national prices rose by just 2.6 per cent. This gives a clear picture of current trends and potential annual growth in 2007."
