DUBLIN 4: €850,000 -WHEN 68 The Cedars on Herbert Park Lane in Ballsbridge was bought by its current owner, the apartment had two bedrooms. But that soon changed with a major revamp that saw the living space rejigged to create a fine -ized one-bedroom unit of 71sq m (761sq ft).

It is now for sale through estate agent Owen Reilly with an asking price of €850,000.

The new floor plan feels swish and roomy and boasts great views. The open-plan kitchen, lounge and diningroom, on the sixth floor of the building, overlook the RDS grounds and Dublin Bay. There is also a small decked, east-facing balcony, ideal for morning sunshine.

As you come in, there's a gloss kitchen with Neff appliances and a slick looking counter-top cooker featuring a triptych of steam oven, grill and double hob, each hidden behind a steel plate that you can close over when not in use. A speckled granite worktop doubles up as a breakfast bar. The main body of the apartment is decorated with secret storage space hidden behind beautiful panels of timber-covered walls, displaying the intricacies of European masur birch. The installation curves through the room and its addition makes the apartment feel like a cross between a gentleman's club and the diningroom of a super yacht. The cabinetry was designed by the project's architect, Damien Murtagh, and installed by joiners Fitzgerald's of Kells. The tobacco mood continues throughout with lots of leather furnishings and supremely warm coloured cherry parquet flooring. An inch of cork tiling was laid under the parquet for sound attenuation.

A large sliding door pulls back to reveal the bedroom, which also has lots of built-in storage and a shower en suite, lined in luxe limestone from Antica. There's also a guest toilet complete with bath hidden off the lounge behind another masur birch panel.

Back in the living space, the view stretches all the way to Howth on a good day. On a filthy Tuesday morning, the cloud was so low that all that was visible were the Ringsend towers. The glazing has been coated with UV solar protection film which keeps the glare out and protects the wood from sun damage.

The apartment has Herbert Park for a back garden and is a stone's throw from the Herbert Park Hotel yet feels a million miles away from main street Ballsbridge.
