An Irish businessman has paid £6 million prior to tender for Heritage House, an office complex at St Stephen's Green, Dublin 1.

Willie Dowling of Gunne, who acted for the purchaser, is now to offer the 15,350 sq ft building for letting at £25 per sq ft.

Heritage House was sold by DTZ Sherry FitzGerald for the Irish-American businessman Chuck Feeney, who also owns hotels in Kilternan, Co Dublin and Limerick city. Heritage House has a Georgian front section near the Shelbourne Hotel and a modern block at the rear. About 1,035 sq ft on a top floor is let to Lisney estate agents under a 35-year lease from 1977, at a rent of £7,700 per annum.
