Three and four-bedroom houses overlooking the fifth fairway at Killeen Castle have had a second price cut before being relaunched today at prices from €315,000
NOT SO much a launch but a re-launch of houses at the scene of the recent Solheim Cup – the exclusive Killeen Castle golf estate near Dunshauglin in Co Meath – is taking place this weekend with prices starting at €315,000 for three-bedroom 149sq m (1,600sq ft) semi-detached houses.
The development was first launched back in 2008 and marketed as luxury weekend homes, with prices ranging from €1.2 million for three-beds to €7.5 million for five-beds with a floor area of 1,064sqm (11,450sq ft).
By October 2009, prices were slashed by more than half and the houses were aimed at regular househunters.
This time around three and four-bed houses overlooking the fifth fairway are on sale at prices from €315,000 for three-beds and €430,000 for 207sq m (2,230sq ft.) supersized four-beds.
The houses are part of a scheme of 21 homes called Loughmore Square, on the south side of the wooded estate, arranged around two distinct squares. Developer, Castlethorn Construction, which is now in Nama, gave agent Sherry FitzGerald New Homes the instructions to re-launch the homes.
The same agent recently handled the sale of 13 Castlethorn homes at Belarmine in Stepaside, Co Dublin for Nama.
There are currently 28 homes built at Killeen Castle, five of which are occupied, and there’s planning permission for another 150.
The price includes full family membership of the Jack Nicklaus-designed golf course on the estate .
Golf membership is valid for two adults, and an unlimited number of children with the age limit for juniors at 30, in line with the recessionary trend of grown-up children staying on at home, or returning to the nest.
Owners in the development will have the run of Killeen’s 600 acres, which include seven well-stocked lakes and extensive woodlanda. There’s also a golf club-house and the Dave Pelz`Scoring Game School not to mention the many forest walkways and wooded cycle ways.
At the centre of the Killeen land is 12th century Killeen Castle.
The finished houses are located at some distance from the castle, and built around two courtyard-style gardens that have been lavishly landscaped.
Designed by architects Brazil Lohan the three-bedroom houses have ceilings and roof lights and most have a southerly or westery aspect. Everything is luxurious, generous and spacious.
All the houses have skylights in the entrance halls, designer kitchens with integrated appliances, tiled floors and walls in bathrooms and ensuites, private rear gardens with limestone patios, fencing, hedgerows and a garden shed. Outside there are pergolas, two designated car spaces, natural slate roos and maintenance free renders.
