US COMPUTER software company Software Spectrum has leased 17,000 square feet of office space in Merrion House, at Merrion Road, Dublin 4. It will occupy 10,500 square feet at this stage and has sublet the remaining area to a financial institution for a three-year term. The software company is paying a rent of £12.50 per square foot under a 25-year lease, which provides for a break option in the seventh year. The company operates a pan-European multi-lingual call centre in Dublin employing a staff of 39, which is due to grow over the next few years. Telecom Eireann is treating the company's move from its Clonskeagh premises to Merrion Road as "a model site move" when 200 phone lines to the Continent will be closed down and reconnected in the new offices.

Last year, Jacobs International paid £10.5 million for Merrion House, which it has occupied for some years. Gunne acted for Jacobs and McCabe Crisp and Partners represented Software Spectrum.
