D12: €335,000:
IF THE anecdotal evidence is true that cash-strapped buyers prefer properties in immaculate condition, then 23 Raphoe Road, Crumlin, Dublin 12 should stir up a bit of interest. The three-bed 1930s-built house has featured in an interior design magazine and although neat and ordered, it has character. It has a surprising number of original features intact and some impressive art deco plasterwork you wouldn’t expect to find in a modest semi. Remax Properties is asking €335,000.
The current owners moved in eight years ago and embarked on a complete overhaul. The signature look throughout is dark rich woods, pale walls and clean lines. There are two interconnecting reception rooms – a front sittingroom with a bay window and very well executed built-in shelving and a good-sized diningroom. Both rooms have period coving and salvaged cast-iron fireplaces; the original floorboards are stained a deep rich walnut and polished to a soft sheen. The owners rescued and reinstated the 1930s internal doors from the shed when they moved in.
The diningroom opens out to a small, neat garden that isn’t overlooked. It islandscaped with a stepped deck, a small lawn fringed by shrubs and plants and there’s a big concrete shed at the bottom. This is currently used for storage and could potentially be converted.
The kitchen is cherrywood, chrome and stainless steel with good appliances and a lovely old teak cabinet that the owners are considering leaving behind. Upstairs, there are two double bedrooms and a single room. The main bedroom has an opaque glass sliderobe across the length of one wall. The bathroom has an enormous Villeroy and Boch square sink on a dark wood plinth, white tiled walls, coffee-tiled floor and a curved glass shower enclosure with a power shower.
There’s off-street parking at the front of the house.
