DUBLIN €895,000:TWELVE YEARS ago when number 79 Millennium Tower on Charlotte Quay, Dublin 4, first came on the market, it was simply referred to as "The Penthouse".

The highest apartment in Dublin – on the 15th and 16th floors of the tower – the rumour mill went into overdrive that Bono had been looking around the 167sq m (1,800sq ft) duplex with a view to buying it.

The panoramic views of the city from the apartment’s terraces caused a stir, as did the dizzying views from the floor-to-ceiling giant windows on three sides of the “space-age” kitchen.

Bono didn’t buy it in the end. At the time it was reported that the buyer was a businessman who paid more than £2 million (€2.24 million), breaking all price records in the city .

Since then a lot has changed. For one thing there has been a dramatic price adjustment. This time it’s on the market for €895,000 through Sherry FitzGerald and there’s far less hype and hyperbole surrounding the sale.

While the asking price is 39 per cent below the reported selling price in 2000, it remains to be seen if even this is optimistic in the current market. Another three-bed penthouse in the tower – albeit a smaller one at just under 102sq m (1,100sq ft) without a kitchen – is currently seeking €500,000.

Number 79 has gained something it didn’t have back in 2000 – a neighbourhood. Grand Canal Dock and the former gasworks site was little more than a building site back then but has since matured into a vibrant quarter (by day at any rate) with a world-class theatre and numerous cafes and eateries.

In 2008, it came on the market again asking a cool €3 million but it didn’t sell and, after some updating, was rented out.

The penthouse was given a major makeover and is now an homage to minimalist chic with a gleaming white kitchen with marble countertops and pop-up sockets, heating in the skirting boards and a private car garage within the under ground car park.

At entrance hall level there’s a large storage area, two double bedrooms (one of which is en-suite), a large bathroom, and a generous open-plan living, kitchen and dining room with a balcony and a utility area.

On the first floor there is a room currently set out as an office. The main bedroom has an en-suite and walk-in wardrobe and also provides access to the roof terrace.

It comes with two secure underground car parking spaces.
