The continuing scarcity of commercial property investments under £1 million (€1.27m) in the Dublin area has led to considerable competition for those available. A private investor has settled for a yield of under 5 per cent by paying £510,000 (€647,570) for Crowleys chemist at Gledswood Drive, off Bird Avenue in Clonskeagh, Dublin 14. The chemist is rented at £20,000 (€25,390) per annum while a doctor's surgery overhead is producing £9,000 (€11,430) per annum.
