A Dutch-style semi-detached house at the Ballsbridge end of Anglesea Road is for sale for the second time in as many years.

Number 13 Anglesea Road, a five-bedroom house, will be auctioned by Sherry FitzGerald on May 6th. Two years ago it sold after auction for around £235,000. Since then it has been refurbished from top to bottom. Selling agent Simon Ensor is now quoting £635,000.

The big surprise about this house is its 140-ft back garden which stretches back to the Dodder river. The owners, who are relocating to the UK, carried out a meticulous renovation and in the process managed to create some useful extra living space. At the top of the house, the attic was converted into a large suite that is currently used as a home office. With a small kitchen attached, and a separate shower room, it would also be an ideal room for a teenager or a nanny. It even has its own roof terrace, a tiny balcony accessed through French doors in the main room. From here there is a wonderful view across Herbert Park. At the other end of the room there is a clear view of the main arena in the RDS across the road.

There are four bedrooms on the first floor, three doubles and one single. All have been decorated with very pretty Laura Ashley wallpaper and most have polished floorboards.

Two of the bedrooms have large marble fireplaces. An added bonus is the tall window in the landing which makes this level very bright.

Downstairs, the reception rooms interconnect and have their original folding double doors. The back room opens on to the garden through an attractive single door. Both reception rooms have their original marble fireplaces and there is a large bay window in the front room.

A feature in the hall is the white marble tiles on the floor and there is an eat-in kitchen in the back return. This has been fitted with limed solid oak units and all the appliances are integrated and will come with the sale. Extra windows have been added, including a modern picture window as well as a large round window to the side which is echoed in the back door.

The long garden, which is also accessed from the front of the house through a side door, has been landscaped and includes a patio area outside the dining-room door and a gravelled outdoor dining area in the middle of the garden. The front garden has paved off-street parking with room for one car.
