Redevelopment Site: Co Kildare's Kilcock remains one of the most rundown towns within the greater Dublin area. The town centre is dominated by vacant sites and poorly maintained commercial buildings.
All that will change in the near future following the emergence of two competing sites for a new shopping centre. One of them includes a chewing gun factory and was sold earlier this year.
A third site - even closer to the town centre than the other two - has just come on the market through Hamilton Osborne King and includes the former Corscadden Hotel, a modern two-storey house and open yard, all covering an area of 0.898 hectares (2.2 acres).
The agency is suggesting a price of over €9.5 million for the property which goes to tender on October 5th.
Significantly, the entire site is zoned for town centre use, making it the most valuable zoning and ideal for a retail and residential development.
The site has frontage on to Church Street, directly opposite St Coca's Church, and also on to the Royal Canal at the rear. The excellent location would make it ideal for a high density scheme.
Hamilton Osborne King says that it expects strong interest in the site because of its zoning and the increased level of interest in Kilcock from developers. Several new housing developments are under way on the outskirts of the town which is within half an hour's drive of Dublin.
