Investments:  In spite of its large population, Dublin's north inner city has only a fraction of the network of restaurants dotted throughout the southside.

For this reason alone there is likely to be considerable interest from both investors and restaurant operators in a newly developed trading opportunity overlooking the River Tolka in the centre of Drumcondra village.

It is only a few doors away from St Luke's, Bertie Aherne's infamous constituency office and almost directly opposite the Taoiseach's favourite bar, Fagan's.

Apart from the big local population living and working in the Drumcondra area, the new business could be expected to benefit greatly from its prime position on the busy airport road. It is also convenient to Croke Park which had over two million visitors last year for sporting events and concerts.

Enda Moore of agent Hooke & MacDonald is quoting a sale price of €3.5 million or a rent of €190,000 for the restaurant which, with a floor area of 500sq m (5,382sq ft), could easily seat 120 diners.

The attractive lay-out, with a large wrap-around external seating area overlooking the Tolka, is likely to appeal to diners, particularly in the summer months.

The restaurant will be handed over in a standard shell and core condition to allow operators to put their own stamp on the premises.
