A particularly well located housing site at Glenamuck Road in Carrickmines, Dublin 18, is to be offered for sale by tender on May 19th.

Tony Campbell of GPK is quoting a guide price of over €25 million for the 9.6 acres which have full planning permission for a mixed development of 227 houses and apartments.

The site at Carrickmines Great is within a few hundred yards of the famous Carrickmines Tennis Club.

Architects Niall D Brennan and Associates designed the scheme which will cater for a wide range of buyers, including families trading up to larger homes. These will be mainly interested in 20 four-bedroom terraced houses and 54 three-bedroom duplex townhouses.

The choice will also include 105 two-bedroom apartments and 48 one-bedroom apartments.

There will also be one retail unit for a convenience store and a crèche to cater for between 80 and 90 children.

The location of the site just off a new roundabout on the Glenamuck Road is within one mile of Foxrock village and a few hundred yards of the access road onto the M50.

This is likely to prove a strong selling point in a market where accessibility has become so important. Leopardstown racecourse and Sandyford Business Park are also within a few minutes' drive while the proposed extension of the Luas line will pass along the end of Glenamuck Road.

Housing values in Carrickmines have been rising steadily as in most other areas of south Dublin because of the steady demand for homes there.

It is expected that many couples whose families have grown up and moved on will opt to sell large homes in the area and move to the apartments in the proposed scheme.

Tony Campbell of the selling agency estimates that two-bedroom apartments are likely to sell for around €400,000 while three-bedroom duplex houses will probably fetch over €450,000.

At the top end of the market, the four-bedroom homes with floor areas of 149sq m (1,600sq ft) should make in the region of €750,000 to €800,000.

The site going for sale is directly opposite a proposed retail park being developed by Park Developments.

It will include a number of major retail warehouses, car showrooms, offices and a hotel.
