Waterford office investment may make £900,000 plus

Waterford estate agent Des Purcell expects to secure in excess of £900,000 for a period office investment, Ballycar House, at Newtown, Waterford, which is to be sold by tender on September 22nd. The 7,600 sq ft of nett office space is occupied by Price Waterhouse Coopers under a 35-year lease from 1992 at a rent of £63,000 per annum. A rent review last November led to an increase of 21 per cent. The two-storey building stands on 1.5 acres of mature grounds and has parking for 40 cars.
