DECISION TO GRANT

Location: McGrattan's Restaurant, 76 Fitzwilliam Lane (off Baggot Street), Dublin 2. Proposed development: permission for partial demolition of existing first floor function area, provision of two apartments to the rear at first floor level, four apartments on an additional second floor with associated services. Amendment of existing vehicle access to include pedestrian access to apartments. (This proposal is within the curtilage of protected structures, 76-77 Merrion Square South). The site extends to the rear and is bonded to the north and east by the grounds of St Vincent's Hospital and Day Care Centre (Eastern Health Board), to the west by the Stella Maris Sports Grounds. Proposed development: demolish existing warehouse and storage buildings and erect 44 new dwellings comprising seven one-bedroom apartments, three one-bedroom duplex apartments, 12 two-bedroom apartments and 22 two-bedroom duplex apartments, a landscaped court and ancillary site development works and boundary works.
