Rural bungalow in Westmeath for €460,000
John Farrell, manager
What and where
Completed in 2005, this four-bedroom bungalow on three acres of pasture in Knockdrin, Mullingar, Co Westmeath is on the market for €460,000.
This is a slightly elevated rural site, on a cul-de-sac lane, about one mile off the N4 and five miles from the centre of Mullingar. It's very private: the nearest neighbours are 500 yards away.
Describe the house
It measures 186sq m (2,000sq ft) and the attic, which has floors and windows, adds a further 84sq m (900sq ft).
An open plan sitting/diningroom and adjoining kitchen has good natural light and stunning views to the south. The fitted kitchen and sittingroom has a solid fuel stove which provides central heating. There is a separate study.
There are four bedrooms, two with en suites. The floors in hall/living/kitchen area and bathrooms are tiled while the study has an oak floor and there are carpets in the bedrooms.
The house has hardwood windows and external doors. The insulation meets current regulations.
Why are you moving?
We have been very happy here and will be sad to leave but my old family home, near Kells, came up for auction. I bought it back and now we have nearly finished renovating it.
What's the best thing about it?
The location is fantastic. We like the light streaming into the house and the views over the rural landscape. They are quite inspirational.
Because of the good insulation the house is easy to heat and the open-plan living is very user-friendly.
The house is two minutes' drive from the N4. Mullingar, which has excellent shopping and restaurants, is eight minutes' drive away. Mullingar is on the Dublin/Sligo train route.
And the neighbourhood?
There is a good sense of community around us. It is very quiet and rural but so close to Mullingar so you get the best of all worlds.
It is two miles from Knockdrin crossroads where there is a grocery shop and garage.
There are extensive rural walking areas and the Owel and Derravarragh lakes are nearby too.
If my old family home hadn't come on the market we would have stayed here for life!
Who would like to live in your home?
The house is ready to walk into, and would suit a young family who would value the space and freedom both in the house and outside. Children could have a pony on the land - there is plenty of room to build stables. Or maybe it would suit an elderly couple who would appreciate the easy living and space for a carer.
