Owners Tony and Deborah Naughton will be "genuinely sad to leave" number 45 Geraldine Street. They have made it their own, put thought and care into a revamping, stylishly functional design that makes for easy living, inside and out as well as keeping its Victorian essence and features.

The enclosed rear patio, with a sturdy shed, feels like (and often is) another living/ dining space. “We use every square inch every day,” Tony says, already nostalgic. A growing family means they need more space.

Ten minutes from the city centre, the Geraldine Street houses were built in 1865 by Lombard and McMahon, who favoured Irish names for their developments. Number 45 has been in the Naughton family for 12 years, since Tony’s brother bought it for €420,000 in 2004.

Today’s 100sq m (1,076sq ft) house has two bedrooms, an open-plan living/ kitchen/dining area, shower room and rear patio. Agent Sherry FitzGerald, selling by private treaty, is asking €395,000.

Glass roof

The warm-toned flooring in number 45 is of Hunduran pitch pine, ceilings are seriously high and the sense of space is liberating. A lofty glass roof in the dining area was designed by Paul Martin of architects Collins Maher and Martin.

The floor here and in the kitchen, where fittings are in Cherrywood, is of slate. The living area has a 15ft high, beamed ceiling and fireplace with a tall, yellow brick chimney breast.

The patio has a Clonaslee stone surface, brick walls and corner flowerbed.

The main bedroom is off the hallway, as is the shower/WC. The second bedroom, on the rear return, has another high, beamed, pitched ceiling.
