Secluded four-bed on quiet Rathgar cul-de-sac

5 Bushy Park Gardens has southwest-facing garden and is on market for €1.75 million

The high, sheltering hedges and trees around 5 Bushy Park Gardens heighten its seclusion and privacy as part of a cul-de-sac. Off Bushy Park Road, the six houses in the cul de sac were built in the 1930s.

Number 5 has a fine sense of itself, a house of many leaded-glass windows with ivy-clad walls and southwest-facing gardens divided into sitting, sunning and sanctuary areas. There’s even a large pergola to the side, with a clematis already showing signs of bud life.

A good-sized 306.5sq m (3,299sq ft), number 5 has been a well-cared-for home to the same family for 25 years. With family reared the owners are downsizing.

The many intact Art Deco features – distinctive banisters, interior doors, picture rails and curved ceilings – add appeal. An update, which benefited the kitchen/breakfast room in particular, means number 5 is in walk-in condition, though a new owner will doubtless want to make décor changes.

Agent Sherry Fitzgerald is asking €1.75 million for the house with its four bedrooms, three reception rooms and kitchen/ breakfastroom.

It was briefly on the market in October last year when the price dropped from €1.95 million to €1.795 million. The very similar and nearby number 1 Bushy Park Gardens sold last year for €1.81 million.

The L-shaped kitchen/ breakfastroom has a rustic style that sits well with intimate garden views. A utility room, WC and door to garden storage are all off the breakfast area. The entrance hallway, with five doors and the staircase, is the centre of things and quite 1930s in style. In the drawingroom there is a front-facing bay and rear French window (the latter leading to a sun terrace) give plenty light. This room also has a functioning fireplace and picture rails.

There’s also a formal diningroom, large enough to comfortably hold a table for eight diners, and a rear TV/familyroom with lovely garden views, solid oak floor and a gas-fired timber surround fireplace.

Some of the four bedrooms have views of the Dublin mountains. The main bedroom has a gas fireplace and bank of cream-coloured built-in wardrobes. The en suite shower has dual access from the bedroom and landing.
