Kilkenny city: from €269,000A number of units are still available at the high-spec Ardilea development in Kilkenny following the recent launch of phase two of this popular scheme.

Agent Donohoe Properties ERA will be taking bookings on-site for two-bedroom apartments, available for the first time, as well as three-bedroom townhouses and five-bedroom detached homes.

Located off the Castlecomer Road overlooking the New Park Fen natural reserve, Ardilea will comprise a total of 83 houses, townhouses and apartments when complete.

Two-bedroom apartments of 67-89sq m (717-954sq ft) are priced between €269,000 and €319,000. Three-bedroom townhouses with 116sq m (1,250sq ft) cost €339,950. Five-bedroom detached homes of 228-270sq m (2,454-2,906sq ft) are priced between €575,000 and €755,000.

There are four different apartment styles - most have en suite main bedrooms, some have a study and others have utility rooms.

All townhouses have a sittingroom as well as a large diningroom off the kitchen. Main bedrooms are en suite and there is a downstairs guest toilet.

The five-bedroom detached homes have two reception rooms as well as a diningroom, which is connected to the kitchen by an arch. There is also a sunroom to the rear of the house. Houses also feature a Jacuzzi bath.

All units at Ardilea feature designer kitchens with stone worktops and apartments and townhouses come complete with kitchen appliances.

Also standard in all units is home control systems, allowing you to control light, heat and house alarm from outside the house, and home network systems, which facilitates internet use from almost everywhere in the house.

Completion of the townhouses is due early next year but apartments and detached homes will not be complete for another 12-16 months, according to the agent.
