A double-fronted detached Georgian house in Wellington Place, Dublin 4, is to be auctioned on June 26th by joint agents Lisney and Daphne Kaye with a guide price of £3 million (€3.80m).

The former town house of the Slazenger family, Number 31 has been let by its present owner for the past couple of years. The facade of the house is exceptionally beautiful with wide low steps up to the front door, a window on either side and three above in a classical balance.

Covered in Virginia creeper, it sits in an old-fashioned scented garden with parking space for three or four cars. The house has been completely restored but retains original features such as cornices, floorboards, windows and fireplaces.

French doors have been put into both back rooms and on the half-landing leading onto a small modern wrought-iron balcony. Unusually for this part of Dublin the property has no basement.

Four large main rooms open off the wide hall which features polished floorboards and elaborate plaster-work. On the left there is a formal dining room decorated in soft teal blue with a window looking out to the front and a white marble fireplace. A door leads through to the kitchen behind.

The kitchen has a dark green Aga, set into a large arched brick hearth, and there is an unusual free-standing unit with worktop and double stainless steel sink. Doors lead to the back garden, and to a utility room at the side which was the original passage from the front to the back of the house. There is plenty of room for informal eating in the kitchen.

On the other side of the hall, a pretty yellow drawing room faces the front garden, with folding doors leading into a library. There is a lovely fireplace and plaster-work in this room. The library has half-panelled walls, polished wooden floorboards and a stripped pine mantelpiece with a Georgian brass grate. French doors open onto the back garden.

At the back of the hall there is a small cloakroom with wash-hand basin and toilet. This is decorated in deep red with a tiled floor.

Upstairs there is a long, wide landing with a large window over the hall door and four bedrooms opening off it. These are all fine rooms, corresponding to the four rooms underneath but with two bathrooms as well. One of these is off the master bedroom and one between the two bedrooms on the other side. Both are fitted with power showers and well-finished timber and tiling work.
