A leading figure in the international bloodstock industry has paid £7.1 million - £4.6 million more than the guide price - at auction for a 485-acre estate near Fethard, Co Tipperary. The same businessman also bought a further 76 acres in the same area for £520,000. The estate, known as Anne's Gift, has a large, 18th century house, which is approached by a long, winding avenue. It has four main reception rooms, most of them with views over Slieve namon and the Comeragh mountains.

The estate was sold by a German family who grew tulips there for 40 years. Coolmore Stud, which acted for the purchaser, has several major stud farms in the area. The other bidder at the auction was a south of Ireland businessman. The £7.1 million selling price equates to £14,639 per acre, probably a record for a large estate. The joint selling agents were Hamilton Osborne King and P F Quirke.

In Dublin sales, a Victorian six-bedroom semi-detached house at 7 Temple Villas, on Palmerston Road, was sold at a Sherry FitzGerald auction for £1.66 million. The same agent secured £1.1 million under the hammer for Mountainview House, a five-bedroom detached period house on Mountainview Road, Ranelagh. Elsewhere in Ranelagh, a three-bedroom Georgian house at 23 Mount Pleasant Square fetched £477,000 through Lisney. Also in Dublin 6, a two-bedroom apartment at 22 Balnagowan, Palmerston Park, was sold at auction for £315,000 through J P & M Doyle.

In Terenure, 20 Fortfield Drive, a five-bedroom semi, was sold prior to auction for over the guide price of £550,000, by Lisney.

Gunne is seeking £340,000 for 3 Hillcrest, a five-bedroom detached house, in Templeogue, Dublin 6W, following its withdrawal from auction, at £335,000.

In Dublin 8, Sherry FitzGerald is seeking £325,000 for 35 Bishopsmeade, Clanbrassil St, a three-bedroom apartment, following its withdrawal from auction at £280,000.

South Dublin

In Blackrock, 9 Seapoint Avenue, a three-bedroom mid-terrace house, was withdrawn at £280,000 and sold later for a higher price through Hamilton Osborne King.

Lisney secured £340,000 at auction for a three-bedroom terraced house at 2 Maretimo Terrace, Blackrock.

Hamilton Osborne King is quoting £400,000 for 5 Stradbrook Road, Blackrock, a four-bedroom semi-detached house, after it failed to sell at auction.

Elsewhere in Blackrock, a four-bedroom detached house at 6 Pear Tree Field was withdrawn and is under negotiation through Gunne.

In Sallynoggin, a three-bedroom semi-detached house in need of modernisation at 3 O'Rourke Park was sold at auction for £137,000 through Toole McKay.

In Monkstown, Troydene, a four-bedroom semi-detached house on Pakenham Road, was sold at a Lisney auction for £351,000.

A three-bedroom detached house, Swallows Rest, at 30 Castle Park, Monkstown, was withdrawn by Sherry FitzGerald, which is quoting £800,000.

Hamilton Osborne King is seeking £210,000 for 11 St Peter's Terrace, Glenageary, a three-bedroom mid-terrace house, following its withdrawal from auction.

In Foxrock, Dublin 18, The Orchard, at 21 Kilteragh Pines, a four-bedroom bungalow, was withdrawn by Daphne L Kaye & Associates, which is seeking £775,000.

A three-bedroom semi-detached house at 12 Hampton Crescent, Booterstown, was withdrawn by Sherry FitzGerald, which sold it later for over the guide price of £280,000.

In Walkinstown, 32 Comwellsfort Road, a three-bedroom terraced house, was withdrawn by Lisney, which is quoting £245,000.

Dublin 2 and 4

In Sandymount, 21 Marine Drive, a four-bedroom semi, was sold at a Sherry FitzGerald auction for £505,000. Also in Sandymount, a house arranged in 10 units at 60 Tritonville Road was withdrawn at £580,000 by Sherry FitzGerald, which sold it later for a higher price. Hamilton Osborne King is quoting £340,000-plus for 7 Morehampton Terrace, a mid-terrace house in six units following its withdrawal from auction at £300,000.

In Dublin 2, 8 Rostrevor Terrace, a mid-terrace house in need of complete modernisation, was withdrawn by Sherry FitzGerald, which is quoting £99,000.

Dublin 14 and 16

In Rathfarnham, Ardenza, at 10 Hillside Drive, a four-bedroom detached house on a quarter of an acre, fetched £750,000 through Lisney. A four-bedroom bungalow at 58 Highfield Park, Dundrum, Dublin 14, was withdrawn by Douglas Newman Good, which is quoting £310,000.

North Dublin

In Newcastle, Co Dublin, Newcastle Lodge, a five-bedroom Georgian house on an acre, was sold at auction for £900,000, through Lisney.

A parcel of 37.3 acres at Damastown, Naul, was sold at auction for £480,000, through Cumiskey Cooke Scales.

Also in Naul, the same agent sold a bungalow on two-thirds of an acre at Hayestown, after auction, for £175,000.

Also in North Co Dublin, 9.5 acres at Tooman, Nevitt, Lusk, was sold at auction for £106,000, through North & Co.

In Skerries, Cumiskey Cooke Scales is seeking over £200,000 for 19.5 acres at Barnageera, after it was withdrawn from auction.

A three-bedroom cottage on an acre, at Bealinstown, Ballyboughal, Co Dublin, was withdrawn by Hamilton Osborne King, which is quoting £220,000.

In Howth, 4 Claremont Mews, on Claremont Road, a three-bedroom townhouse, was withdrawn at £250,000 and sold later for a higher price by Gunne Residential.

Gunne Residential secured £362,000 at auction for 85 Stiles Road, Clontarf, a four-bedroom semi-detached house.

Nearby, at 68 Vernon Avenue, a five-bedroom bungalow, was sold at a Gunne Residential auction for £433,000.

Also in Clontarf, a three-bedroom semi-detached house at 42 Copeland Grove was withdrawn by Gunne Residential, which is quoting £265,000.

A three-bedroom semi-detached house at 249 Richmond Road, Dublin 3, was withdrawn at £260,000 by Gunne Residential, which sold it later for a higher price. In Glasnevin, Dublin 9, 7 Cremore Road, a three-bedroom semi-detached house, was withdrawn by Sherry FitzGerald, which sold it later for £330,000.

At 230 Clonliffe Road, Drumcondra, a house in six units was sold at a Sherry FitzGerald auction for £295,000.

Grimes is quoting £230,000 for 558 North Circular Road, Dublin 3, following its withdrawal from auction at £200,000.

Wicklow

Douglas Newman Good is quoting £360,000 for Cedars, a four-bedroom house on half an acre, at Ballynerrin Upper, following its withdrawal from auction.

In Greystones, a two-bedroom cottage-style house at 17 Carrig Villas, Killincarrig, was sold at a Sherry FitzGerald auction for £220,000.

Provincial

In Co Meath, Gunne is seeking £2 million for Boyne Hill House, in Navan, after it failed to sell at auction.

A seven-bedroom house on 21 acres, Curragha, Ashbourne, Co Meath, was sold after auction for over £480,000 by joint agents Hamilton Osborne King and Ronald Duff & Associates.

The T E Potterton agency sold two Co Meath properties at auction: a 96-acre farm at Marshallstown, Kilmessan, made £445,000 while a 70-acre farm at Isaacstown, Rathmoylan, sold for £335,000.

In Co Kildare, a five-bedroom bungalow on eight acres, at Beechfield, Betaghstown, Clane, was withdrawn at £380,000 by Coonan, which is quoting £420,000.

Meanwhile, in Mooretown, Kildare, a five-bedroom bungalow, Leinster Lodge, was withdrawn at £138,000 by Dick Persse, which is quoting £160,000.

In Co Wexford, a five-bedroom period house on 1.5 acres, at Westmount, Gorey, was withdrawn at £445,000, and sold later for a higher price through Warren Estates.

Commercial

In Milltown, Dublin 6, a 0.8-acre site with potential for 36 units at Dodderbank, Milltown, was withdrawn at £2.3 million and is under negotiation through Hamilton Osborne King.

In Raheny, Walmer, on Station Road, a Regency-style villa on 0.7 acres currently used as an alternative health centre, fetched £1.55 million through joint agents Jackson-Stops McCabe and North.

In Dublin 3, a retail/office property, at 18 Fairview, was withdrawn and is under negotiation through Gunne. In Dublin 1, a freehold unit at 13/14 Sackville Place, was sold at auction for £442,000 through Mason Estates. A half-acre site at Nutstown Cross, Garristown, Co Dublin, was withdrawn at £35,000 by Grimes, which is quoting £50,000.

In Dublin 2, Agar secured a strong price of £910,000 at auction for a three-storey building at 46 Drury Street. Also in Dublin 2, de Vere White & Smyth sold a retail/ office investment property at 18 St Andrew Street, prior to auction for over the guide price of £700,000.

In Ballyfermot, a 2.9-acre site with a house, at Seven Oaks, Sarsfield Road, was withdrawn at £3.75 million by Billy O'Sullivan, which is quoting £4.5 million.

In Dublin 20, a six-bedroom B & B property on 0.75 acres, Liffey Vale, on the Old Lucan Road, Dublin 20, was withdrawn at £450,000 and is under negotiation, through McDonald Bros.

In Co Meath, Rath Cross, Ashbourne, a 0.63-acre site with industrial zoning, was sold at auction for a strong price of £322,000 through Ronald Duff & Associates.

A 14-acre site with outline planning permission for a house at Tinycross, Tullamore, Co Offaly, was sold at auction for £122,000 through GVM Properties.

A former residential public house property at Main Street, Baltinglass, Co Wicklow, was sold at auction for £840,000 by Kinsella Estates.

In Co Wexford, Kavanagh House public house, at Templeshannon, Enniscorthy, was withdrawn by John Younge, which is quoting £1.5 million.
