The company this week invited expressions of interest from contractors to build the extra space, although the value of the contract was not disclosed. It is understood the new area will house new retail outlets. Significant restaurant space may also be added.

A recent report, submitted to the Commission for Aviation Regulation, suggested the company should increase the amount of retail space it offers the public, but DAA executives point out that space is at a premium in the current building.

The company now depends heavily on retailing and car parking revenue because its aeronautical income is fixed by the aviation regulator, Bill Prasifka.

Mr Prasifka is currently reviewing the airport charges regime at the airport. DAA chairman Gary McGann has warned that, unless the review provides a positive outcome, investment in a second terminal could prove difficult.

The DAA has asked contractors to submit expressions of interest in a contract for "the construction of a single storey, first-floor extension onto the northern edge of the existing terminal building". Only contractors with a minimum turnover of €3 million will be eligible for a place on the shortlist.

According to DAA documents, the development will involve expanding the current airside retail area known as the street. The extension will be built so that it does not obstruct access to the basement baggage hall.

It is envisaged the building will match the existing external façade. "Internally the area will be delivered to a finished standard, while the shop units will be developed to shell and core only, for further fit-out by tenants," said the DAA.
