A high profile restaurant beside the 11-screen multiplex cinema in Omni Park Shopping Centre in Santry, Dublin 9 has come on the market through Jones Lang LaSalle.

"This is an excellent opportunity for a restaurant to trade in one of Dublin's premier shopping and leisure centres," according to George Ross of the letting agents. "As well as being well-placed for passing trade, the restaurant is right beside the Omniplex Cinema which has been substantially enlarged and completely refurbished with state-of-the-art seating for more than 2,000 people."

The restaurant can be let as one or two separate units at an annual rent in excess of €165,000 on the ground floor and €60,000 for the first floor. The total floor area is 527 sq m (5,672 sq ft) of which 293 sq m (3,153 sq ft) is on the ground floor. The space is in shell condition and ready for fit-out by the new tenants.

Investor buys Carrickmines site for €32 million

A relatively unknown property investor has paid almost €32 million for a 21-acre (8.5-hectare) development site adjoining the Carrickmines interchange in south Dublin. The Mahon Tribunal has investigated rezoning of land in the area including this site, now owned by architect Brian O'Halloran, Dr Austin Darragh and businessman Gerard Kilcoyne.

The site is strategically located beside the Carrickmines/Foxrock interchange off the south-eastern motorway in an area targeted for large developments over the next few years.

A recent county manager's report on the Dún Laoghaire Rathdown draft development plan identified the site as suitable for a commercial scheme along the frontage of the motorway and a residential element along the spine road into Carrickmines valley and Cherrywood. The Luas line is to run close by. Hamilton Osborne King handled the sale.

Developer pays €3m for Blackrock post office

A Dublin property developer has paid in the region of €3 million for a post office at Main Street, Blackrock, Co Dublin. Insignia Richard Ellis Gunne handled the sale of the outdated building, which was built at the beginning of the 20th century and has a floor area of 765 sq m (8,234 sq ft) on two levels. It may be redeveloped as an office and apartment scheme.

The same agents are believed to be close to agreement on the sale of the former sorting office at Henry Street in Limerick, which could also make around €3 million. The likelihood is that the 2,501 sq m (26,920 sq ft) building will be redeveloped as a hotel or other commercial venture or even an apartment scheme. It stands on a site of 0.25 hectares.

Three-acre housing site in Lusk sold for over €1.5m

A Dublin developer has paid over €1.5 million for a three-acre housing site at Lusk, Co Dublin. A feasibility study by architects Anthony Reddy and Associates suggests that the land could accommodate up to 48 units in a mixture of apartments and duplexes. Ganly Walters handled the sale, which adjoins the Dun Emer housing scheme currently on the market.

Menswear shop Jack & Jones to open in Tralee, Dundalk

Men's casual clothing retailer Jack & Jones is opening new outlets at Central Plaza in Tralee and Clanbrassil Street in Dundalk. The trader, part of the Danish Bestseller Group, will be paying a rent of around €80,000 for a unit of 227.6 sq m (2,450 sq ft) beside the new Tesco convenience store in Tralee. In Dundalk, Jack & Jones will be paying a rent of about €90,000 for the former Wogan's interiors store at Clanbrassil Street which has 229 sq m (2,500 sq ft) on each of the ground and first floors. They will also have use of a basement. Lisney acted for the tenant while Lambert Smith Hampton handled the Tralee letting and and Gunne of Dundalk acted for the local landlord.

€3.5m sought for Co Leitrim food production plant

Food processors are likely to be interested in a modern food production plant that has come on the market at Jamestown, about 2.5 miles from Carrick-on-Shannon in Co Leitrim. Liam Farrell of Sherry FitzGerald Farrell is seeking offers in the region of €3.5 million for the 4,087 sq m (44,000 sq ft) building which includes 2,000 tonnes of cold storage facilities. The plant has been fitted out to a high standard and stands on a site of nine acres.

Meanwhile, in Ennis Sherry FitzGerald McMahon is guiding €4 million for a site of 3.23 acres fronting on to the Ennis-Shannon road opposite the West County Hotel. It is one of the most important commercial/residential sites to come on the market in Ennis in recent years, according to the selling agents.
