Office SectorPrime office space in Dublin's "western quarter" in Kilmainham is being sold as own-door suites in a 6,052sq m (65,143sq ft) office building due for completion in autumn 2007. The total value of space available is worth over €50 million.

One Kilmainham Square is part of the development on the old factory site opposite Kilmainham Jail. Existing buildings within the development include the Old Chocolate Factory apartment complex and a new four-star Hilton hotel complex set for completion next January.

The development is less than 1km from Heuston Station and close to the Chapelizod Bypass. This route gives the site ready access to the N4 and the M50, but is also within short walking distance of the Luas at Suir Road.

This gives the site superb access to both public transport and national road and rail links.

Joint selling agents, Hooke & MacDonald Commercial and CB Richard Ellis, are offering occupiers and investors an opportunity to purchase these high-spec office units. Self-contained units are available in sizes of 176-1,150sq m (1,894-12,378sq ft), although the design of the units is such that they can be combined into larger sizes if required.

The agents are quoting prices from €1.57 million for a 176sq m (1,894sq ft) unit.

Significant demand is expected due to a scarcity of office space for purchase on the market, the agents state.

Given that the building is at a very early stage of construction, purchasers will also be able to avail of significant stamp duty and capital allowance savings, the agents add.

The office building was designed by architects Anthony Reddy & Associates.

Design features include flexible and efficient floor plates and added bonuses include an on-site gym and changing rooms along with a café/retail unit in the building's large and bright internal atrium area.
