Victorian redbrick so typical of its type

Ranelagh/€820,000: A modest Victorian four-bed is a classic Ranelagh house. Bernice Harrison reports

Number 40 Edenvale Road is such a typical Ranelagh house that its highly decorative stained glass front door featured in a book about the area. It's also a typically modest Victorian redbrick, with a bay window, two interconnecting rooms downstairs, a good-sized return and four bedrooms.

Houses on this road that have come on the market in recent years have usually sold for somewhere between €750,000 and €800,000.

Sherry FitzGerald will be auctioning number 40 on March 24th with a guide of €820,000.

The kitchen is in the downstairs return (past a toilet off the hall) and it still follows its original layout of a breakfastroom with a fireplace that has a doorway opening at the back into a small scullery.

The scullery is now a small kitchen fitted with solid wood units and more modern windows and there is a large glazed door in the breakfastroom opening out onto the side patio.

New owners following the vogue for large eat-in kitchens are likely to consider knocking these two rooms together to make the best use of the space.

Upstairs there are two bedrooms and a bathroom in the return. One of the bedrooms is a double, the other a very small single.
