HARBOUR ROAD/€1.8M:Bartra Lodge, a three-bedroom house on Harbour Road, Dalkey, has an AMV of €1.8 million prior to its Lisney auction on May 8th.

Set behind high cast-iron gates, the house is the original gate lodge to Bartra, a large Victorian seafront house owned by newspaper man Gavin O'Reilly

The lodge is being sold by the Stephenson family who once owned the entire property. It's a comfortable refurbished house that has kept many of its 1840s original features such as thick walls and deep window embrasures, shallow slate roof and imposing pedimented porch.

The roomy porch opens into a marble floored hall which in turn opens through through a pair of white Doric columns to the livingroom with its hipped ceiling, and white limestone fireplace. A bay window and original casement window fill the room with light.

The T-shaped hall cleverly divides the house with bedroom quarters on one side and kitchen and living on the other. A small study, painted in a zinging shade of kingfisher, makes a private retreat with black cast-iron fireplace and original cottage windows.

The light-filled kitchen has a white Aga, fitted units and roomy utility room, while the dining end has a window seat along two sides.

At the other end of the hall a door leads into an inner hall with three bedrooms and a bathroom. The main bedroom is at the end with an original cast-iron fire surround, smart en suite and dressing area. The other two good double bedrooms are at the back of the house. The house is tucked into granite outcrop with a large patio garden and gravelled parking area in the south-facing front: an oasis of pretty planting and paved seating areas. A stucco 'potting shed' could be used as a studio.
