Sometimes we get it wrong, but when we do, we like to set the record straight as soon as possible. In the case of a large Victorian house at 21 Ailesbury Road, the sale of which was reported last week, we said that it had fetched "over €13 million" in private treaty negotiations.

However, it turned out that this figure was on the conservative side. Owner Mr Oliver Kelly contacted Property to say that in fact he had sold the house for €13.95 million - about €1 million over the asking price. He also pointed out that he had paid €12 million for the house in 2006, and not €12.95 million as we had reported, following the property's withdrawal from auction. Mr Kelly described the €13.95 million as an exceptionally good result for the road and for the market in general, given the doom and gloom being reported elsewhere in the market. We are only happy to clear up any confusion!
