Phase one sold strongly to investors - there are 3,600 students in the Tralee locality.
The fit-out - included in the price - is at Bord Fáilte four-star standard. Summer lets are expected to strengthen if the town's succeeds in hosting the Community Games.
A professional property company will be appointed to manage day-to-day matters and lettings. The developer is a local consortium, and the builder Eamonn Costelloe & Sons. Completion is expected by next July, in good time for the 2004 tax year.
