If you can buy a site and build exactly what you want, that is the way forward. For first-time buyers, Seabury is the main area and very good. It's a circle - people retiring are freeing up a lot of the older houses in the area.

The number one estate is Gaybrook Lawns - expect to pay £350,000 for a four-bedroom semi - a good buy for family houses. In Malahide, you buy not just a home but a lifestyle.

Seabury has grown by £20,000 since Christmas, which is a good increase in value. It has developed into a very nice estate of 700 to 800 houses. Biscayne is another very nice place right on the coast with sea views.

Anything within walking distance of the village is the best buy. If I had £1.5 million I'd go for Church Road or the Dublin Road. Seabury is the entry level for Malahide houses, though prices are now nearly £200,000.

Seabury for people starting off, although it's a huge estate. Then Texas Lane and Millview for bigger houses. Underrated areas are Parnell Cottages and The Bawn - you're probably talking about the £150,000 level. They're at the top of Church Road, within walking distance of the village.

Ard Na Mara close to the castle is an older estate with a lot of nice single-storey houses and dormers with good gardens, not all the same.

Seabury are good solid homes, with the Malahide name but towards Swords, so they are relatively good value. Also the townhouses and apartments in the Marina, because of their location. Houses on Grove Road, Church Road, The Rise and St Margaret's are pricey but seldom come up. They are in huge demand.
