The lesser-known estates off Rathbeale Road which are not highly visible from the road, such as Broadmeadows and Pine Grove, are very much undervalued at the moment. For starter homes, ex-council estate houses are always snapped up quickly.

River Valley and Swords Manor are the most popular estates for first-time buyers at £120,000 to £145,000 for three-bed houses. Older estates like Oaklands, Highfields and St Andrews near the village are also good for someone trading up.

Swords Manor development on Brackenstown Road is excellent. Older River Valley houses on Forest Road are in close proximity to the Main Street - people want to be close to the shops. Also off the Main Street are Carlton Court and Highfields - a nice mix of four-bedroom semis, detached and luxury five-bedroom houses.

There is still good value to be got in River Valley and Swords Manor. They are ideal starter homes. Seatown is also undervalued. Some of the older areas, like Oaklands, are not so attractive as the newer estates, but are within walking distance of the town.

There is value to be had on any of the local authority developments where ex-council houses could prove a good investment. Fingal County Council are opening here in the summer and there are plenty of people looking for rental accommodation in Swords. They can still be bought for £115,000 or £120,000 with good gardens.
