Iona Road, Lindsay Road, Cliftonville Road all offer different things. Iona and Lindsay have bigger houses than Cliftonville, but Cliftonville is quieter. The little redbrick houses off Botanic Avenue have good rooms and ceiling heights for around £175,000 - there's growth in those. For first-time buyers, De Courcy Square, near the Gravediggers' pub, is a great area.

Try and buy in the Dublin 11 area of north Glasnevin - it is better value than the Dublin 9 end, although every area is a good investment. Cedarwood, off Glasnevin Avenue, will improve once the Ballymun flats come down.

Houses at Glasnevin Downs, off the old Finglas Road, are selling well from £165,000 - three-bedroom terraced and semi-detached houses close to the city and the airport. Claremont is a 1970s estate with windy roads where the houses are all four-bedrooms and have big gardens - they make in the area of £200,000.

Glasnevin North represents good value. Places such as Tolka estate for starters. And Violet Hill Road, where you can get good four-bedroom family houses for around £180,000. It's still a comfortable commute to town. Hillcrest Park houses are also good, three-bedroom cost from about £175,000.
