My guess is that, when we look back, 1999 will have been the zenith of the current property and economic boom. Development activity was slow to react to demand but has now gathered such pace that, as we enter the year 2000, we will see the supply in some sectors overtaking the demand. This will merely have a corrective effect, as the underlying economy will remain strong. Except in a few key locations, the country is probably now overshopped.

One concern is the slight but noticeable drop off in inquiries from overseas manufacturers who, for so long, have regarded Ireland as the ideal base for access to the massive European market. That highly lucrative inward investment is the very basis of our fantastic economy. On the other hand, we are up and running, the home market is strong and we may even have a lasting peace. We have much to be thankful for.
