Sales Results: Maynooth-based property developer Glenkerrin Homes has paid in the region of €51 million for a large housing site at Ballinteer Avenue in Rathfarnham, Dublin 16.
The company led by Ray Grehan beat several leading Dublin housebuilders for Ballintyre Hall, a large Victorian mansion on 24.3 acres opposite the Superquinn store on Ballinteer Avenue. There is full planning permission for 401 new homes, most of them apartments. The period house and the adjoining two-acre wooded grounds are listed for preservation and will probably end up as a nursing home, medical centre or as a small hotel. Of the 401 homes planned for the site, 152 will be one, two and three-bed apartments. There will be 128 two, three and four-bedroom duplex units and 121 three, four and five bed houses.
Hamilton Osborne King, which handled the sale, has been retained by Glenkerrin to sell the new homes. The agency had quoted a guide price of over €35 million for the site which was sold at tender.
The Glenkerrin Group owns the Glenroyal Hotel in Maynooth and also developed Maynooth Business Campus. It is currently building a new 200-bedroom hotel beside Liverpool Street Station in London.
