SAGGART: FROM €250,000A NEW PHASE of houses and apartments at Millrace in Saggart, Co Dublin come to the market this weekend.

William Neville & Son's Millrace scheme will comprise over 300 units when complete. First launched in 2004, to date over 200 units have been sold.

Now a new phase of 20 houses and apartments are being released with prices cut by around 20 per cent.

Prices are from €250,000 for the two-bed apartments with 62sq m (670sq ft). These units were priced at €310,000 last year.

Three-bedroom duplex apartments with 100sq m (1,120sq ft) cost from €310,000, down from €380,000, a reduction of 18 per cent.

Three-bedroom townhouses with 90sq m (980sq ft) of living space are priced from €340,000, compared to the 2007 price of €425,000 - a 20 per cent cut.

Finally, 150sq m (1,620sq ft) four-bed townhouses with study cost from €385,000 compared to €485,000, representing a reduction of just over 20 per cent.

Selling agent Hooke & MacDonald will be taking bookings at show units on site this weekend.

The grounds of Millrace encompass the ruin of Swiftbrook Mill, formerly the residence of the family of Dean Jonathan Swift. More recently the mill was known as Clondalkin Paper Mills.

Located on the outskirts of Saggart village, Millrace is designed by architects Anthony Reddy and Associates.

It is close to Citywest and Parkwest business parks and the Square in Tallaght.
