A modern five-bedroom house at the intersection of Park Avenue and St John's Road, Sandymount, is for sale by private treaty at £1.65 million (E;2.10m) through Sherry FitzGerald.

The redbrick detached house, number 62 Park Avenue, is one of five built in the grounds of the former rectory of St John's Church. Four of the houses were sold earlier this year at prices between £1.2 million and £1.4 million (E;1.5m-E;1.8m).

Originally the builder had valued this last and biggest house at £2 million (E;2.54m). However, with prices at the top end of the market slowing down, selling agent Simon Ensor is pitching the asking price at a more realistic level.

The double-fronted house would suit a family who want a house that is virtually in walk-in condition, or even a couple keen to trade down from a larger period house in the area to a low maintenance modern home.
