Over £6.3m paid for prime building on O'Connell Street

A private investor has paid in excess of £6

A private investor has paid in excess of £6.3 million (#8m) for a landmark retail and office building at the junction of O'Connell Street and North Earl Street in Dublin 1. It is the last investment property in Dublin held by GUS, formerly known as Great Universal Stores, which once owned an extensive portfolio in the city.

The six-storey over basement building was originally offered for sale by private treaty through Colliers Jackson-Stops and when several parties pitched for it they were invited to make best bids by last Friday.

The 21,500 sq ft building is currently producing a rent roll of £287,000 (#364,410). The Kylemore restaurant pays a rent of £163,000 (#206,970) for the ground floor and is facing a rent review next April. The upstairs offices and stores are rented by GUS (Ireland), Dunnes Stores and An Post.
