A modern Sandycove home in top condition has period appeal, writes FRANCES O'ROURKE

A SMART modern townhouse with an Edwardian façade built close to the sea in Sandycove, Co Dublin in 2001 is for sale – at €1.495 million. The three-bedroom house is in virtually the same showhouse condition as when its owner bought it.

Number 1 Cove Terrace, one of a trio of houses built near the Forty Foot on Sandycove Avenue East, is for sale through Sherry FitzGerald. Its price in 2002 was €887,730.

The houses were slow to sell at the start of the decade, when there was a dip in the market. The high price now being quoted for number one reflects the the fact that new owners will have no work to do on it, as well as the location, according to the seller.

It’s a reasonably-sized 159sq m (1,711sq ft) three-bed, but feels more spacious, mainly because of its high ceilings and open-plan rooms. A lot of the traditional period furniture belonging to the current owner fits well into Cove Terrace’s contemporary style. Neutral shades – cream walls, polished maple or tiled floors, cream carpets and good lighting – enhance the impression of space.

On the ground floor of number 1 there’s a very large eat-in kitchen at the front of the house. The sleek Siematic kitchen has polished granite worktops, a Miele fridge/freezer, and a gas hob with a stainless steel back.
