Kilkenny/from €279,950: Anyone in the market for a base in Kilkenny city will be interested in a new tax-incentive apartment scheme by McInerney Homes, launching this weekend through joint agents Hamilton Osborne King and Ella Dunphy Estates. Called The Arches, it is selling from plans.
The new Arches site is adjacent to the old cattle mart which is currently undergoing a €200 million redevelopment and is a prime location, a short walk from the town centre and train station.
Section 23 tax breaks are available for owner-occupiers and investors, both of which are in the running for property in this attractive city.
Prices start at €279,950 for two-bedroom apartments of 67sq m (718sq ft). Three-bedroom apartments of 85sq m (911sq ft) cost from €319,950. The total number of apartments will be 73 when completed. Wood, carpet and tiled flooring and kitchen appliances (oven, hob, extractor, fridge and washer/drier) are included in the price.
The contemporary architecture at The Arches will present a striking contrast to Kilkenny's historic buildings. One of the aims of the Kilkenny Mart project is to extend the existing Kilkenny High Street into a new modern living quarter to include The Arches. At its heart will be a Continental-style courtyard surrounded by restaurants and bars.
Unlike other cities, Kilkenny has a limited supply of new apartments and a vibrant tourist market, so rental income is likely to remain positive for some time to come.
