Apartments, duplexes and three and four-bedroom townhouses by the banks of the Grand Canal are going on sale for the first time at Sallins, Co Kildare.

Prices are keen and should attract quite a few outer-Dublin commuters. Two-bed ground floor apartments start at £110,000 (€139,670), with three-bed duplexes for sale from £125,000 (€158,720). Three-bed townhouses selling from plans start at £135,000 (€171,410), while four-bed end townhouses start at £149,950 (€190,400).

Selling agent Hooke & MacDonald will be staffing show-units this weekend for the first 25 apartments and houses. The site will comprise about 300 units when complete.

Developer William Neville, also involved in a large housing scheme at Druids Valley in Loughlinstown, Co Dublin, has designed a mixed scheme of houses and apartments for this prime waterside site.

The canalside at Sallins, with its traditional pubs and colourful barges, is a considerable draw at weekends in the summer. Infrastructure is excellent, with an Arrow railway station in the village and the N7 close by.

The blocks are a mix of duplexes and ground floor apartments, flanked by townhouses at either end. The 655 sq ft two-bedroom apartments from £110,000 (€139,670) have a sitting and diningroom with a compact corner kitchen off. A teak-framed corner window in the sittingroom provides plenty of natural light.

Both bedrooms fit a double bed and have fitted wardrobes. Doors open to a small paved patio at the back.

Duplexes from £125,000 (€158,720) with three bedrooms and 1,030 sq ft of accommodation have the benefit of large front terraces and steps down to a small rear garden. The front sittingroom connects with a large open-plan kitchen/diningroom with maple units. Upstairs, two of the three bedrooms are a good size and all have fitted wardrobes. Tongue and groove flooring is ready for varnishing.

At each end of the blocks, traditional three and four-bedroom townhouses of 1,020 sq ft and 1,125 sq ft cost from £135,000 (€171,410) and £149,950 €190,400) respectively.

A typical four-bedroom house has interconnecting sitting and kitchen/diningrooms with doors to the garden. A separate kitchen door opens to the side garden. Upstairs, there are two double bedrooms, one good-sized single room and a box bedroom. The main bedroom is en suite. Very good attic space could be used for storage. Four-bed, three-storey houses are available from plans.

Landscaping will be an important aspect of Mill Bank, with generous open spaces and extensive canal frontage. A marina bordering the site is planned.
