DUBLIN 4: Davin Auctioneers is seeking offers over £500,000 for a penthouse apartment at Percy Place close to Baggot Street Bridge in Dublin 4. For sale by private treaty, the two-bedroom, 1,100 sq ft apartment is in a distinctive canalside development built around 10 years ago.

At that time it fell very much into the luxury apartment category and it comes with penthouse details that are difficult to find in new developments. The lift, for example, goes straight into the internal hallway of the apartment and only the penthouse residents have the required lift key. The 80 sq ft hallway has a marble floor and good storage, adding to the overall feeling of spaciousness.

The apartment stretches from the front to the back of the building, so in addition to three decent-sized balconies - two of them overlooking the canal - it has light from two directions.

The living accommodation is very roomy and comprises a large rectangular room with a room-sized annex. The main part of the room has a large kitchen area at one end featuring white built-in units with black granite worktops and marble floor tiles.

There is a large picture window in the kitchen. The living area features a marble fireplace, a skylight, halogen down-lighters and opens on to the balcony. The annex, which has pitched glazed windows as well as a large porthole window, would make a fine home office area, guest sleeping area or formal dining area. It might even be possible to partition off the annex to create a third bedroom.

The two bedrooms have large, mirrored built-in wardrobes and en suites. One has a bath and the other has a shower, and both feature extensive use of marble. Each bedroom has its own balcony. There is a guest lavatory off the hallway.

The building has an underground car-park and the penthouse comes with one space. The lift does not go all the way to the car-park.

The apartment has been rented out for several years and the decor looks more than a bit tired. However, the size and layout give scope for creating a stylish and very private home overlooking the canal.
