Large three-bedroom semis with huge gardens and an extremely high standard of finish go on sale this weekend at the picturesque village of Johnstownbridge, Co. Kildare. Prices start at £138,000 (175,222) and ReMax Town & Country will be taking bookings when the showhouse opens next Saturday.
Dunfierth Park - by Glascarn Builders - is the product of the combined talents of John Moore, formerly of Ballymore Homes and Noel Malone, previously of Lark Developments.
Particularly generous gardens should prove the main draw with the 16 three-bedroom semis released on Saturday. With back gardens averaging around 20 metres long and garage spaces attached to most of the houses, this is very much a low-density development - a refreshing departure from tighter "courtyard" schemes nearer the capital.
Dunfierth Park is located about a mile from Enfield, which is conveniently on the main Sligo to Dublin rail link. The N4, which currently runs through Enfield, is being upgraded to motorway standard.
There have been eight pre-sales among the 53 houses and bungalows to be built on the 10-acre site. The 16 semis in this phase will be ready from next January and the entire scheme should be completed within 18 months, according to John Moore of Glascarn.
A long driveway at the entrance to the development is lined with deciduous trees. The houses are rendered, with hanging tiles on a double-bay projection and low brick walls bordering the front gardens.
Inside, the layout is practical, with a sittingroom at the front connecting with a large open-plan kitchen cum diningroom. The bay-windowed sittingroom includes a smart timber and cast-iron fireplace and ceilings are coved. Glass doors open to the garden from the diningroom.
Kitchen units come in a choice of either oak or maple Shaker style. Wall tiling is standard and buyers can opt for the gold-patterned showhouse tiles or choose their own design. A guest toilet under the stairwell is a standard feature in all the houses. Upstairs, there are two double bedrooms and one single, with wardrobes in the two larger rooms.
The main bedroom includes an en suite shower room. White and blue wall tiles in this and the family bathroom are standard.
Most of the houses have large side plots suitable for garages or small extensions, subject to planning. Front gardens are wide and come levelled and seeded.
Levelled and top-soiled back gardens - up to 40 metres long - have walls to the rear and sturdy fencing separating the plots.
