Five industrial investment and a site for a detached business unit at the Phoenix Industrial Estate opposite the old Phoenix Park racecourse on the Navan Road in Dublin 15, is for sale in one lot for over £2.95 million (3.75 million). Jones Lang LaSalle is handling the private treaty sale.
The existing units, ranging from 4,026 to 16,953 sq ft are producing a rental income of £196,000 (249,000) under long leases. Three are due rent reviews within the next year. The tenants include the Eastern Health Board, Horizon Graphics, Rehab Insitution and Gilt Edge Ties Ltd. A further incentive is that the units carry capital allowances of £498,000 (632,330) which can be claimed over a five-year period from last April. There is full planning permission for a further business unit of almost 8,000 sq ft.
