A development of 25 apartments, set in the heart of Georgian Dublin, is being launched today with prices starting at £88,950 for one-bedroom units and from £124,950 for two-bedroom homes. Sales are being handled by Ross McParland.

The Mews is located to the rear of Number 41 North Great George's Street, a listed street which was built by the Archdall family in the late 18th century. Many of the houses are now in private ownership and some of them are undergoing major restoration work.

Number 41 itself was originally part of the Mount Eccles Estate, and was more recently owned by the Loreto nuns, who ran Kenmare House girls' boarding school at this address up until the 1960s. Access to the apartments is through the basement of Number 41, via a dramatic flagstone hallway featuring original exposed stone walls, an open fireplace and an original brick archway. It is beautifully lit by wall-mounted Georgian-style lanterns. The hallway leads out to a colourfully-landscaped courtyard, and on into the new apartments themselves.

The apartments at The Mews qualify for Section 23 tax breaks which run out at the end of the year. The development is located within walking distance of the the city centre as well as the Mater Hospital and Bolton Street College. North Great George's Street is located between O'Connell Street and Mountjoy Square, and for a city centre location, this is an exceptionally quiet area. The apartments back on to Hill Street, which does not have a high volume of traffic. The one-bedroom apartments start at £88,950. They comprise an entrance hallway leading into a spacious sittingroom which overlooks the lovely courtyard. The kitchen, fully fitted with Shaker-style units, is just off the sittingroom. The bedroom is quite sizeable and comes with fitted wardrobes. The bathroom is tastefully fitted out in white and comes with attractive wall tiling.

The one-bedroom penthouse, which will probably be snapped up immediately, has a lovely balcony and a spectacular rooftop view across Dublin city centre towards Liberty Hall. Velux windows in both the kitchen and the bathroom ensure this apartment is particularly cosy and bright. This unit is priced at £99,950.

All the apartments at The Mews come with Gold Shield Electric Heating, and an intercom phone system, and are wired for alarm. The entrance way at North Great George's Street is key-controlled and also has security cameras. Underground car-parking spaces cost an additional £10,000.
