Prices from €140,000 to €340,000 will suit a variety of budgets. La Tercia is in Murcia, an up-and-coming region earmarked for sensitive tourism development by the Spanish government. The Murcia tourist board is apparently determined to learn from the mistakes of other Spanish resorts and every stage of Murcia's development is carefully planned.
The developer at La Tercia is Grupo RS. This is the first of five developments planned for the area, with 8,000 units to be built in the next four years. No building will be more than three storeys high in keeping with the Spanish government's plans for the region.
The location is peaceful, about 10 miles from the coast and close to a preserved wilderness area. The main coastal motorway is 10 minutes away by car.
Most of the frontline golf villas have been snapped up by Spanish investors. Second-line villas with optional private pools and apartments and townhouses with a shared pool are now on the market in phase two.
Tom McGrath & Co - an Irish legal firm specialising in Spanish property transactions - is selling properties in the development in partnership with Hamilton Osborne King.
Two-bed two-bath apartments of around 70sq m (754sq ft) with a 12m terrace range from €140,000 to €174,000. A solarium is included with the more expensive units. Three-bedroom apartments are available from €162,000.
Townhouses with three bedrooms and 100-118 sq m (1,076- 1,184sq ft) of space and large terraces cost from €240,000 to €280,000. Three-bedroom second line villas cost from €295,000 to €340,000 for 94.5- 107sq m (1,017- 1,152sq ft) of living space plus a large terrace.
