Another tranche of houses at Manor Grove, in Terenure, Dublin 12, comes on the market this week and demand is expected to be high, given the speed at which the first phase of the development sold late last year. This final release comprises 12 houses, of which 11 are four-bedroom semi-detached units and one is detached. Prices start at £275,000 for the semis, with the detached home expected to sell for £350,000. The developers are Flynn & O'Flaherty. In total, there are 134 houses in Manor Grove and the development has been built with families in mind so there are good-sized gardens and a park for residents.

Certainly, a main selling feature for the development has been its location off the Whitehall Road. This means that residents benefit from Terenure's long established amenities.

The four-bedroom semi-detached houses with 1,320 sq ft have a family friendly layout downstairs. Instead of the usual interconnecting reception rooms and separate kitchen, there is a main reception room which opens into a spacious family room-cum-eat-in kitchen. Growing families will probably spend most of their time in this area, keeping the front room for formal occasions.

Off the kitchen there is a separate utility room, always a useful feature, which opens on to the side of the house. A door from the family room area opens out to the garden. Upstairs, the four bedrooms are made up of three doubles and one single. The main bedroom features a roomy en suite and also comes with the unusual feature of having two windows. This development should mature nicely because the developer has built a good mix of house styles. Along with the three-bedroom and four-bedroom houses there will also be three-bedroom duplexes and two-bedroom apartments. Showhouses will be on view from today, between 2 p.m. and 5 p.m.
