Ratoath: from €310,000: Forty three, four and five-bedroom houses costing up to €775,000-plus are included in the second phase of an Ashbourne Road scheme. Fiona Tyrrell reports

Show houses will be on view this weekend to coincide with the launch of phase two at Foxlodge Manor in Ratoath, Co Meath.

Agent Kelly Walsh Property will be taking bookings for a mix of 40 three, four and five bedroom houses at the development, which is just outside Ratoath village on the Ashbourne Road.

Prices at Foxlodge Manor start at €310,000 for 99sq m (1,065sq ft) three-bedroom semi-detached homes.

Four-bedroom semi-detached homes with 150sq m (1,615sq ft) of living space are priced from €410,000.

This phase introduces the release of large five-bedroom detached houses with 318sq m (3,430sq ft) of living space costing from €775,000.

The first phase of this Newlyn Developments' scheme sold out in one day last March.

A typical three-bedroom detached home in Foxlodge Manor has a bay-windowed sittingroom to the front of the house with a fitted electric fireplace as standard.

Double doors lead to a kitchen/diningroom, with patio doors to the back garden. Two double rooms, one en suite, and a single room are found upstairs.

The four-bedroom semi-detached houses have a spacious study/guest room located at the front of the house. There is also a large livingroom at the front of the house. Upstairs, there are two double and two single bedrooms.

The five-bedroom houses have 9ft high ceilings on the ground floor, large sittingrooms to the front and open-plan kitchen/dining/sittingrooms to the rear. There is a second diningroom at the front of the house.

Subject to contracts being signed and returned in 21 days, the houses come with kitchen appliances and bathroom tiling.

Amongst developer Newlyn Developments' previous schemes was Derrybeg, Edenderry.

Houses released in this launch are due to be completed between January and July 2006, according to the agent. The entire scheme will be finished by autumn 2006.

Located around 15 miles from Dublin close to Fairyhouse and a few miles from Ashbourne, Ratoath village has experienced significant expansion in recent years.
