A house built for the first Ceann Comhairle, Padraig O'Malley, has sold for £541,000 at a Jackson-Stops McCabe auction. Ballymore House, in Ratoath, Co Meath, is a distinctive detached five-bedroom house, on six acres of land.

Meanwhile, it was another disappointing week in the Dublin auction rooms, with a high number of withdrawals at all price levels. The high failure rate is partially due to the record number of properties for sale at this stage of the season. It is clear that many potential buyers are reluctant to buy with the onset of the annual summer holidays. Some of the leading estate agents are now advising sellers to hold off until the autumn, to allow unsold properties to be cleared off their books.

In Killiney, Fortlands, a five-bedroom detached house on 1.5 acres on Killiney Hill Road, was withdrawn by Lisney, which is quoting about £4 million.

Meanwhile, Cliff Castle, a six-bedroom castellated Victorian marine residence on Coliemore Road, Dalkey, was withdrawn by Lisney, which is quoting £3.5 million. Nearby, 4 Coliemore Villas, a four-bedroom house, was withdrawn by Lisney, which is quoting £1 million-plus.

Elsewhere in Killiney, Weatheroak, a four-bedroom semi-detached house on Killiney Road, fetched £485,000 through Sherry FitzGerald.

Still in Killiney, a four-bedroom detached house at 28 Oakdene, Balinclea Road, Killiney, made £362,000 through Hamilton Osborne King. A two-bedroom second floor apartment, 19 The Alders, at Monkstown Valley, Monkstown, was withdrawn by Sherry FitzGerald, which is quoting £220,000.

Also in Monkstown, Clifton House, at 64 Monkstown Road, a double-fronted period house was withdrawn by Gunne. A three-bedroom semi-detached house at 28 Trimleston Gardens, Booterstown, fetched £315,000 through Sherry FitzGerald. In Blackrock, 77 Merrion Park, South Hill Avenue, a three-bedroom terraced house, was withdrawn by Sherry FitzGerald, which is quoting £257,500.

In Stillorgan, 2 Woodlands Avenue, a three-bedroom semi-detached house, was withdrawn by Sherry FitzGerald, which is quoting £295,000.

In Rathmichael, Glendale, a six-bedroom house on an acre at Ferndale Road, was withdrawn by Lisney, which is quoting £775,000. In Dublin 18, Chigwell, a five-bedroom detached house on 0.75 of an acre at Glenamuck Road, Carrickmines, was withdrawn by Lisney.

In Cabinteely, Kilbogget House, a six-bedroom Regency-style house at Shrewsbury Wood, was withdrawn by Douglas Newman Good, which is quoting £700,000.

In Foxrock, The Grange, a Victorian detached house on 0.75 of an acre at Brighton Road, Foxrock, was withdrawn by Lisney, which is quoting £1.8 million.

Dublin 2 and 4

A one-bedroom apartment at 3 Towerville, Sandymount, was withdrawn by Bennetts, which is quoting £150,000-plus.

Also in Sandymount, the same agent sold 18 Park Lane, a three-bedroom townhouse, at auction for £310,000.

Off the Merrion Road, 14 Estate Avenue, a single-storey stone cottage, was withdrawn at £270,000 by Douglas Newman Good, which is quoting £290,000.

A modern three-bedroom townhouse at 121 Lansdowne Park, Ballsbridge, was sold at a Lisney auction for £340,000.

Ganly Walters is seeking £375,000 for 95 St Mary's Lane, a two-bedroom mews house after it failed to sell at auction yesterday.

In Donnybrook, 86 Marlborough Road, a two-storey over garden level period house, was withdrawn by Lisney, which is quoting £790,000.

In Dublin 2, 15 Macken Street, a three-bedroom terraced house with a coach-house to the rear, was withdrawn by Gunne, which is quoting £170,000.

Dublin 6 and 8

Sherry FitzGerald is seeking £925,000 for 5 Palmerston Villas, a two-storey over garden level period house, after it failed to sell at auction yesterday.

A three-bedroom terraced house at 5 Rathmines Park was sold at a Lisney auction for £290,000.

A five-bedroom mid-terraced house at 41 Ashdale Road, Terenure, was withdrawn by Sherry FitzGerald, which is quoting £465,000.

Also in Terenure, 23 Templeogue Road, a four-bedroom semi-detached house, sold at auction for £256,000 through O'Reillys.

A three-bedroom mews house, Abbeycourt at 51/52 Garville Lane, Rathgar, was withdrawn and is under negotiation through Gunne.

There were two strong auction prices in Dublin 8: 4 Grantham Street, a two-storey over garden level mid-terraced house, fetched £465,000 through deVere White & Smyth, while 11 Arnott Street, a two-bedroom house off the SCR, fetched £312,000 at a Sherry FitzGerald auction.

Elsewhere in Dublin 8, a lot of three investment properties, 591595 South Circular Road, was withdrawn by Douglas Newman Good, which is quoting £800,000.

Dublin 14 and 16

In Clonskeagh, Dublin 14, 86 The Palms, a four-bedroom semi-detached house, sold at auction for £380,000 through Gunne.

In Rathfarnham, 22 Castleside Drive, a four-bedroom semi-detached house, was sold after auction for over £310,000 by Lisney.

On the same day, 54 Glenbrook Park, a four-bedroom semi-detached house, was sold at a Sherry FitzGerald auction for £292,000.

Gunne is seeking £400,000 for Marula, a four-bedroom detached bungalow at Fairbrook Lawn, Rathfarnham, Dublin 14, after it failed to sell at auction.

Still in Rathfarnham, Sherry FitzGerald is seeking £330,000 for 16 Fonthill Abbey, a five-bedroom detached house, following its withdrawal from auction.

A four-bedroom detached house at 27 Highfield Park, Dundrum, Dublin 14, was withdrawn by Sherry FitzGerald, which is seeking £280,000.

North Dublin

In Portmarnock, a strong price of £490,000 was achieved at a Sherry FitzGerald auction for a four-bedroom detached cottage, The Thatched Cottage, on Strand Road.

In Sutton, Dublin 13, a four-bedroom detached house, Sharavogue, at 5 Corrbridge Terrace, was withdrawn by Sherry FitzGerald, which is quoting £410,000.

Woodstock, a five-bedroom detached house at 2 Blackheath Grove, Clontarf, was withdrawn at £675,000 by Billy O'Sullivan, which is quoting £750,000.

Nearby at 1B Vernon Grove, Clontarf, a three-bedroom semi, was withdrawn by Douglas Newman Good, which sold it later for about £200,000.

Also in Clontarf, Whitewings, at 282 Clontarf Road, a detached four-bedroom house, made £443,000 by Hamilton Osborne King.

In Drumcondra, Dublin 9, a four-bedroom semi-detached house at 103 Homefarm Road, was sold at auction for £270,000 through Douglas Newman Good.

A four-bedroom semi-detached house at 70 Homefarm Road was withdrawn at £220,000 and sold later for a higher price through Turley & Associates.

Still in Drumcondra, a semi-detached house at 18 Achill Road was withdrawn at £290,000 and sold later for a higher price through Douglas Newman Good.

In Castleknock, Dublin 15, 19 Castleknock Lodge, a five-bedroom detached house, was withdrawn at £550,000 and sold later for a higher price through Lisney.

In Dublin 20, Ferryman's Cottage, a three-bedroom dormer bungalow on an acre at Strawberry Beds, was withdrawn at £325,000 by Gunne.

In Newcastle, Co Dublin, a bungalow on eight acres at Commons, Celbridge Road, was withdrawn at £300,000 and is under negotiation through Coonan.

Bishopswood, a six-bedroom bungalow on 5.5 acres at The Ward, was sold at auction for £395,000 through joint agents Ronald Duff & Associates and Hamilton Osborne King.

Wicklow

A two-bedroom terraced house at 2 Darley Cottages, Bray, was sold at a Jackson-Stops & McCabe auction for £131,000.

In Greystones, a two-bedroom detached bungalow, Ahascragh, at Le Touche Park, made £221,000 at auction through David Gill.

A five-bedroom bungalow on an acre, Beech Hill, Kendlestown, Delgany, was withdrawn by Lisney, which is quoting £575,000.

In Glenealy, a stone-built school property fetched a strong price of £225,000 at a Harrington Lait auction. The guide price had been £120,000. In Rathdrum, Ganly Walters withdrew Mountlusk, a three-bedroom cottage on 4.5 acres, at £250,000 and sold it later for a higher price. Tongoo House, a detached house on 2.75 acres at Rathdrum, was withdrawn by A.S. Delahunt, which is quoting £220,000.

A.S. Delahunt sold a three-storey townhouse at New Street, Wicklow, at auction for £101,000.

In Dunlavin, a six-bedroom house on 64 acres, Grangebeg House, was withdrawn by Lisney, which is quoting £1.45 million.

Provincial

New Forest Estate, an eight-bedroom Georgian house on 300 acres at Tyrrellspass, Co Westmeath, has been sold prior to auction by joint agents Ganly Walters and Strutt & Parker, who had been quoting a pre-auction guide price of £1.5 million.

In Co Meath, Garretstown House, Dunshaughlin, a six-bedroom house on 48 acres, was withdrawn at £920,000 by JacksonStops McCabe, which sold it later for over £1 million.

In Clonee, Somerseat, a six-bedroom house on 15 acres with 24 stables, was withdrawn by Hamilton Osborne King.

In Navan, a 71-acre non-residential farm at Retaine was sold at auction for £405,000 by Smiths.

San Michele, a detached house on 1.3 acres, on Boyne Road, Navan, was withdrawn by Hamilton Osborne King, which is quoting £600,000.

In Co Kildare, Puddle Hall, a three-bedroom detached house on an acre in Straffan, was sold at auction for £390,000 by Jordan Auctioneers.

Nearby, a three-bedroom bungalow on half an acre, Ardclough, Straffan, was sold at auction for £122,500 by Coonan.

A detached mews house, The Mews, on Corbans Lane, Naas, Co Kildare, was sold at a Gunne auction for £190,000.

Also in Naas, a derelict cottage on 54 acres, at Kennycourt, Brannockstown, was withdrawn at £380,000 and is under negotiation through Coonan.

Farm land of 35.25 acres at Hollywood Great, Ballyboughal, Co Dublin, was withdrawn at £150,000 and is under negotiation through Ganly Craigie.

A 74-acre non-residential farm at Coolnagon, Streete, Co Westmeath, was sold at auction for £193,000 through Raymond Potterton.

In Co Louth, Milestown House, Castlebellingham, a large period house on 22 acres, has been sold prior to auction by Hamilton Osborne King for close to the guideline price of £1 million.

In Co Laois, Columb Brazil fetched £225,000 prior to auction for a four-bedroom house, Coolrain, Mountrath, on four acres. In Kilkenny, The Cottage, at 25 Patrick Street, on 0.75 of an acre, was withdrawn at £260,000 and sold later for a higher price through Fitzgerald Auctioneers.

An old schoolhouse in need of complete refurbishment on 1.75 acres at Kiltennel, Ballymoney, Gorey, Co Wexford, fetched £226,000 through Warren Estates.

In Curracloe, a three-bedroom cottage, Primrose Cottage, was withdrawn and is under negotiation through Kehoe & Associates.

A two-bedroom bungalow near the sea at Fethard-on-Sea, Grange, Co Wexford, made £126,000 at a William Cleary auction. A thatched house on Rosslare Strand was withdrawn by William Cleary, which is quoting £145,000.

Also in Co Wexford, The Parochial House, in Templetown, was withdrawn and is under negotiation through Kehoe & Associates.

Sherry FitzGerald fetched £236,000 at auction for The Mallards, a four-bedroom detached house at Ardrahan Road, Kinvara, Co Clare. In Bantry, Co Cork Gortnavalig House, a four-bedroom period house on 24 acres, has been sold prior to auction for over the guide price of £850,000 by Keane Mahony Smith.

Commercial

A 0.55-ACRE residential site at Ardbrugh Road, Dalkey, was sold at auction yesterday for £935,000, through Frank O,Donnell.

In Bray, Co Wicklow, The Ego Bistro, at the Village Gate Arcade, on Main Street, fetched £240,000 through Gunne.

In Co Meath, The Corner House pub, at Clonmellon, fetched £386,000 through Raymond Potterton.

A town centre site, with outline planning permission for 38 units at Athboy, was withdrawn at £250,000 and sold later for a higher price through Raymond Potterton.

Elsewhere in Co Meath, Centra supermarket on Main Street, Kilmessan, was withdrawn at £590,000 and is under negotiation through Foley Auctioneers.

In Co Wexford, McLoughlin's convenience store, at 38 Main Street, Gorey, was withdrawn at £460,000 and is under negotiation through Warren Estates.

In Co Kilkenny, a 7.7-acre site with planning permission for 30 detached houses, in Urlingford, was withdrawn at £500,000 and is under negotiation through Hamilton Osborne King.
