GLENAGEARY - €1.2M:A 45 PER CENT price cut should concentrate the minds for those seeking a family home in Glenageary, Co Dublin.

This five-bedroom modern redbrick in Silchester Wood, a small estate off Adelaide Road, went on the market last September at €2.25 million. The price has now been cut to €1.2 million to attract a buyer.

Selling agent Ronan O'Hara says the cut reflects the fact that the owners need to move on.

"It's now pitched at a very realistic level, and we've had quite a few calls about it in the last couple of days, so people are responding. The price works out at around €450 per sq ft, which is very good for this neighbourhood."

It is a big house with 250sq m (2,700sq ft) of living space in walk-in condition. There is off-street parking for up to five cars, and a good-sized, mainly paved back garden. Residents of this small enclave also share the use of a tennis court.

Built in the early 1990s, the double-fronted house has two good-sized reception rooms and a really spacious kitchen with patio doors to the back garden.

A study, utility room and cloakroom complete the ground floor layout.

Upstairs four of the five bedrooms are doubles and all have built-in storage.
