A very large semi-detached Edwardian house, Kildary, at 65 Merrion Road is back on the market having changed hands last year for £1.2 million.

The three-storey house, which backs on to the grounds of Wanderers Football Club, will be auctioned by Finnegan Menton on June 10th. The guide price is £1.5 million-plus.

Built in 1904, the house needs major refurbishment, according to selling agent Iain Finnegan. However, it has a gracious and very bright interior and many of its original features such as fireplaces and cornicing are intact. There is a particularly fine carved marble fireplace in the diningroom that originally came from a house in Holles Street.

At 4,500 sq ft, the house is bound to appeal to families who like to entertain, but it would also be suitable for those who want to work from home. The two large reception rooms off the hall, which stretch the full depth of the house, are its most impressive feature. There is a third reception room, as well as a breakfastroom and a guest lavatory that is the size of a family bathroom.

Upstairs, a number of the bedrooms have original castiron fireplaces and all are good sized double rooms. The top floor, with its three large bedrooms, could be converted to a self-contained flat.

There is a large boat shed at the bottom of the garden built by a former owner who was Commodore of the Royal St George Yacht Club. The current owner had planned to extend the property and convert it to a guesthouse. However, the application was turned down by An Bord Pleanala, hence the sale.
