Dublin 8: from €300,000  Buyers in the market for a city home in a convenient location will be interested in the launch today of Rothe Abbey Court, a new development of 16 apartments and townhouses in Dublin 8.

Rothe Abbey Court, located behind the popular Hybreasal residential development on the South Circular Road, comprises 10 one and two-bedroom apartments and six two, three and four-bedroom houses laid out around landscaped garden areas.

Prices start at €300,000 for one-bedroom apartments with 39-54sq m (420-580sq ft) of space. Two-bedroom apartments of 61-68sq m (650-730sq ft) are priced from €375,000. Three-bedroom 91sq m (980sq ft) townhouses are priced from €520,000 and one four-bedroom townhouse with 118sq m (1,270sq ft) is priced at €570,000.

The scheme is nearing completion and selling agent Hooke & MacDonald is opening show units to coincide with the launch of the development this week.

The small infill scheme is located between the South Circular Road and Suir Road adjacent to Rothe Abbey, a development of around 50 houses, which was built around 10 years ago.

It is right beside St James' Hospital and within easy reach of Heuston Station. The Suir Road Luas stop is a stone's throw away and can be accessed via a pedestrian lane from the scheme.

Developer Deane Homes and architect Frank Elmes & Co have designed modern, bright homes with a contemporary edge.

The two-bedroom show apartment is accessed via a bright double-height communal area with smart black and white tiles.

Off a small entrance hall there is a living area with cornicing and patio doors to a balcony.

An elegant white Shaker-style kitchen has smart wall tiling as standard. Two double bedrooms have clean white-fitted wardrobes and the main bedroom is en suite. Most apartments have balconies or patios.

The three-bedroom townhouses have the kitchen and dining area to the front of the house. Decorative ceiling cornice is standard in the kitchen, living, dining and hall.

A spacious livingroom in the rear of the house features a lovely limestone fireplace. Upstairs there are two double bedrooms, one en suite, and a single box bedroom.

Among developer Deane Homes's previous projects are Castle Court, Sandyford, Foxrock Woods in Foxrock, Tudor Grange in Rathfarnham, Cumberland Oaks in Churchtown and Orchard in Lucan.
